LML Realty has expanded its Built-to-Suit Factory solution to include a capital-efficient ‘Built-to-Lease’ model tailored to accelerate industrial expansion for MSMEs. The offering allows manufacturers to operate from a fully operational facility, including land, starting at Rs 25 per sq ft per month, without heavy upfront capital investment.

Delivered entirely through its construction division, LML Contracts, the solution provides end-to-end execution covering land acquisition, design, civil and structural construction, MEP services and statutory approvals under a single contract, with a guaranteed 180-day handover.

Businesses expanding their manufacturing footprint currently face fragmented execution, requiring them to manage multiple vendors for land, construction and compliance, which can lead to delays and cost overruns. The Built-to-Lease model addresses this by providing a ready-to-operate facility with predictable costs and a single point of accountability. Manufacturers also retain the option to own the land and complete the facility outright, while the lease-based approach provides a streamlined pathway to scale operations faster.

The factories will be situated within LML Industrial Park, Jhirka Valley, the only PADMA-approved industrial park in Delhi NCR, backed by the Government of Haryana. Manufacturers establishing operations in the park can access up to Rs 3 crore in state incentives, including 30 per cent capex support, interest subsidies and export grants under the PADMA Cluster Infrastructure Development Scheme.

Strategically positioned on NH-248A along the Delhi–Mumbai Expressway, the 45-acre gated ecosystem is located 75 minutes from Gurugram and Faridabad. Built for immediate operational readiness, the park features 18-metre RCC internal roads, a three-tier surveillance system, staff quarters and comprehensive environmental infrastructure, including an STP, CETP and rainwater harvesting.
